Sampson Kyes Deed to Ivory P. Hatch, 1842

KNOW ALL MEN BY THESE PRESENTS, that I, Sampson Kyes, of Wilton in the County or Franklin and State of Maine -  Yeoman - in consideration of the sum of two thousand dollars paid by one Ivory P. Hatch of Wells, in the County of York and State of Maine. Gentlemen, the receipt whereof I do hereby acknowledge, do hereby give, grant, bargain, sell and convey unto the said Ivory P. Hatch, his heirs and assigns forever, a certain tract or parcel of land situated in the town of Wilton aforesaid being a part of lots numbered forty nine, sixty-five, two hundred and fourteen and two hundred and fifteen, viz. said lot & bounded as follows, viz. beginning at the southeast corner of lot numbered sixty five, thence __________ing northerly on the East line of said lot, being the line of John Walker's land, to the Northeast corner of said lot thence Westerly on the north line of said lot, one half the distance across said lot, to a corner of said Walker's land, thence Nor(therly?) on the line of said Walker's land, being the dividing line through the center of lot numbered forty nine to the Northwest (corner) of said Walker's land, Thence Westerly in a direction to sticks and stakes and stones standing on his West line of said lot, near a large stone, being the line  of  Apollas Pratt Jr.'s land. Thence Southerly on said line of lot numbered forty nine to the Southeast corner of a piece of land owned by John Walker thence Westerly on said Walker's line to the East line of Samuel Hill's land, being the dividing line through the center of lot numbered two hundred & fifteen, thence Southerly on said dividing line to the Northeast corner of said Samuel Hill's land and continuing thence in the same direction to the line of Henry Hill's land thence Easterly on said Henry Hill's line to a Stake & stones standing on the East line of a lot numbered two hundred & fourteen, thence Northerly on said East line forty five    (rods?)  & eleven & a half links to a stake & stones thence Eastwardly on lot numbered sixty five, parallel with the south line of the lot forty two rods to a stake & stones thence Southerly on said Henry Hill's line to the South line of said lot numbered sixty five, thence Easterly on said South line to his Southeast corner of said lot in place of beginning, containing by estimation one hundred & seventy five acres, more or less - reserving to myself the privilege of passing to & from a piece of land which I own on the Westerly side of lot numbered two hundred & fourteen in some convenient place on said premises.                            

To have and to hold the afore granted promises with all the privileges and appertanences thereof - to the said Ivory P. Hatch, his heirs and assigns, to their use and benefit forever. And I do covenant with the said Ivory P. Hatch his heirs and assigns that I am lawfully seized in fee of the promises, that they are free of all incumbrances that I have good right to sell and convey the same to the said Hatch and that I will warrant and defend the same to the said Ivory P. Hatch his heirs and assigns forever against the lawful claims and demands of all persons .

In witness thereof I, Sampson Keyes, together with Mehitable Kyes, wife of the said Sampson Kyes in extinguishment of her right of dower in said premises have unto set our hand and seal this thirty first day of December in the year of our Lord one thousand eight hundred and forty two.

Thus the above named Sampson Keyes [sic] acknowledged this instrument by him subscribed to be his free act and deed before me,, Barron Randall, Justice of the Peace.

Franklin ss. Received Jan, 7th at 8 hrs A.M. 1843 and registered and compared with the original by Samuel Baker Register.
